Do I need Planning Permission?
Planning permission is a Legal Requirement for most Major development work. There are however some minor developments that don’t require planning permission. If your project is only small we would recommend checking the planning portal where you can find guidance on lawful development.

If you find your project does fall within the Lawful development category we would always recommend applying for a lawful development certificate.
Will my contractor be able to build from the Building control drawings?
Absolutely! A contractor can build from drawings used in a building control application, as long as they have the necessary qualifications or certifications. Building control applications involve various regulations and codes, which must be followed to ensure the safety of the structure, its occupants, and the environment. Depending on the type of building, a contractor may need to obtain special permits or certifications, in order to begin construction. They will also need to comply with the Current CDM regulations.
We can recommend some builders however, it is always up to the client to employ a competent primary contractor.
How do I plan my project and where do your responsibilities end?
We would recommend getting familiar with the RIBA plan of work.
This splits all construction projects into 8 stages. These stages are not always in the same order or do not always take the same amount of time to complete however, this is an excellent guide to use when planning your project.
Bright Architectural Solutions can take you through stages 1-5.
After stage 4 (Planning Application) we can begin stage 5 (Building control) at this stage we will recommend employing a structural engineer to calculate the structural elements of the proposal. These details are required for the building control application.
Once the Building Control Drawings are completed and submitted. You will be able to use the submitted drawings to obtain quotes from contractors while awaiting approval of the Building Control application.
What is a Lawful Development Certificate (LDC)?
A lawful development certificate is a certificate that is issued by a local planning authority, which confirms that certain proposed works to a property are in accordance with the current planning regulations. The certificate is intended to clarify the legality of any proposed works that may affect the building or its surroundings.

What are the CDM Regulations?
